1. Acceptance of Proposal

Signing this proposal authorizes A&J Home Improvement LLC to perform the work described in this estimate under the terms listed below.

2. Payment Schedule

Payments are due according to the payment schedule listed in this proposal.

Failure to make a scheduled payment may delay work until the account is brought current.

A final payment is due upon substantial completion of the project.

3. Change Orders

Any work requested that is not included in this proposal must be approved in writing before the additional work begins.

Additional work may affect the project cost and completion schedule.

4. Material Selections

Homeowner-supplied materials and selections must be provided on time to avoid project delays.

A&J Home Improvement LLC is not responsible for delays caused by late material selections or product availability.

5. Unforeseen Conditions

Once demolition begins, hidden conditions such as water damage, mold, structural damage, plumbing issues, electrical deficiencies, or other concealed conditions may be discovered.

Any additional work required to correct these conditions will be discussed with the homeowner before proceeding and will require a written change order.

6. Permits & Inspections

Permit fees are included only if listed in this proposal.

Required inspections will be scheduled as needed.

7. Jobsite Access

The homeowner agrees to provide reasonable access to the property during normal working hours.

Work areas should remain accessible throughout the project.

8. Utilities

The homeowner agrees to provide reasonable access to electricity and water needed to complete the project.

9. Dust & Construction

Every effort will be made to protect the home using A&J Premium Jobsite Protection.

Construction may still create dust, vibration, and noise during normal working hours.

10. Delays

Project schedules may be affected by weather, inspections, permit approvals, material availability, manufacturer delays, or circumstances beyond our control.

11. Warranty

A&J Home Improvement LLC provides a one-year workmanship warranty from the date of substantial completion.

Manufacturer warranties remain the responsibility of the product manufacturer.

This warranty does not cover normal wear and tear, homeowner damage, misuse, lack of maintenance, or products supplied by others.

12. Right to Cancel

This agreement is subject to Connecticut’s three-business-day Right to Cancel for qualifying home improvement contracts.

13. Cleanup

A&J Home Improvement LLC will maintain a clean and organized jobsite throughout construction and complete a final cleanup before project completion.

14. Final Walkthrough

A final walkthrough will be completed with the homeowner before the project is considered complete.

15. Estimate Validity

This proposal is valid for 30 days from the date issued.

16. Material Pricing

Due to changing material costs, pricing is based on current supplier pricing.

If material prices increase before the contract is signed, the proposal may require revision.

17. Product Availability

If a specified product becomes unavailable, A&J Home Improvement LLC will discuss comparable replacement options with the homeowner before ordering.

18. Owner-Supplied Materials

A&J Home Improvement LLC is not responsible for manufacturer defects, shipping damage, missing parts, or warranty claims related to owner-supplied materials.

19. Property Protection

Reasonable care will be taken to protect existing finishes and landscaping within the work area.

Existing conditions, aged materials, or concealed defects may limit the ability to prevent all incidental damage.

20. Acceptance

By signing this proposal, the homeowner acknowledges that they have reviewed and accepted the scope of work, payment schedule, and these Terms & Conditions.

I would also add one more section that many professional remodelers include because it protects you without sounding harsh:

21. Special Order Materials

Cabinets, countertops, windows, doors, tile, flooring, and other custom or special-order materials are ordered specifically for this project and cannot be returned once ordered. Any cancellation after these materials have been ordered may result in charges for materials, restocking fees, and work completed up to the cancellation date.

This section is especially important for your kitchen and bathroom projects because products like Fabuwood cabinets and quartz countertops are often custom or special-order items.
